Large 2-car garage. Very appealing greatroom layout with tiled kitchen, separate laundry room, 2 full baths, 3 bedrooms, master with walk-in closet and large soaker tub, covered patio. Includes window treatments. Landscaped yard with drip system.
Low Association dues ($65/qtr).
Lease/purchase terms: While negotiable, consider these as a starting point:
Down payment of $2500, which will be applied as a credit upon closing,
non-refundable if you don't complete the purchase. Monthly rent of $1150, of which $300 will be applied as a credit upon closing, non-refundable if purchase is canceled. Period can be anywhere from 12 to 24 months.
So, for example, if you lease/purchase for 24 months, you would put $2500 down, and pay $1150/mo. After 24 months, you would close on the purchase, at which time you would get a rebate at closing of $9700 (ie, the $2500 down payment, and $300/mo times 24 months). You could use that rebate towards your down payment and/or closing costs. If you don't complete the purchase, there is no rebate.
